Design & Drawings

  • Main, Puja Door – Teak Wood frame & shutter including hardware – Rs.30,000/- per door

  • Internal Door – Sal wood frame & flush shutter including hardware – Rs.11,000/- per door

  • Internal door frames & shutter – Painted (only)

  • Main, Puja Door – Polished with melamine spray

  • Bathroom Door – Frame & shutter including hardware – Rs.8,000/- per door(WPC material)

Windows

  • UPVC windows – 5mm clear glass with MS Grills

  • Basic price : uPVC with MS grill – Rs.690 per Sqft Upwards (If required, upgrade to wooden windows can be made at an additional cost per Sqft, measured on built-up area. The additional cost can be calculated based on the wooden material chosen by the Client.)

Fabrication

  • Main Gate: MS Gate– Rs. 450/- per Sqft

  • External staircase & balcony railing : MS Railing – Rs. 600/- per Rft Upwards

  • Internal staircase railing : SS Railing – Rs.900/- per Rft Upwards

  • Utility grill isn’t included in the package

Compound

  • Compound wall – Solid block walls of 6” thickness to suit the elevation (If charged)

  • Excavation, Foundation, PCC, Size Stone Masonry with DPC course above SSM

  • Height of Compound wall – 5 Feet

  • Compound wall – Plastered & Painted

Elevation

  • This proposal includes basic elevation design for your home

  • A 3D elevation is presented for client to choose from & design

  • Elevation can be designed & more elements may be added at very nominal cost to the design

Exclusions & Incidentals

  • Design Modifications: Any design modifications exceeding three iterations shall incur additional charges. Government liaison fees shall be directly paid by the client.

  • Plan Sanction Fees: Full payment for plan sanction within Panchayat limits shall be the responsibility of the client.

  • Ground Level Alterations: If the ground level needs to be raised above 18 inches, additional charges will apply accordingly.

  • Rock Excavation: Charges for hard rock or soft rock excavation, if required, will be applied accordingly.

  • Earth Work: Costs for acquiring new earth or removing existing earth for excavation/backfilling purposes shall be based on actual usage.

  • Material Price Fluctuations: There is no fixed price or cap for steel or cement. However, if the market price fluctuates by over 45% of the average during agreement signing, the difference shall be charged in consultation with the client.

  • Door and Window Openings: Percentage of openings for doors and windows shall not exceed 22% of the built-up area.

  • Additional Work: Any work not explicitly mentioned within this contract or outside the site boundary shall be charged accordingly.

  • Utilities: The client is responsible for providing one point of electricity and water free of cost to facilitate construction.

  • Foundation Charges: Soil Bearing Capacity (SBC) of 180 KN/M2 and foundation depth of 5 feet are assumed. Any increase in foundation depth shall incur additional charges based on actual site conditions.

  • Material Delivery: Additional charges may apply if material delivery is constrained or if materials need to be ordered in small quantities.

  • Construction Shed: A designated area within 50 feet of the construction site must be provided by the client for labor and material sheds.

  • Road Cutting Charges: Charges for road cutting related to the connection of electricity and sewage lines are not included and shall be billed separately.

  • Site Related Costs: Small site-related costs such as tarpaulin, temporary wiring, etc., are included in the contract with no additional charge.

Note: Material specifications may vary depending on the floor plan and will be adjusted accordingly.

Payment Structure

  • A customized payment schedule will be shared based on the project specifications.

Warranty & Guarantee

  • Construction guarantee – 1 Year ; Waterproofing warranty – 10 Years

  • Guarantee & warranty is provided on Stamp paper
